Cushman & Wakefield’s Tampa Bay Medical Office Report is produced quarterly for the benefit of owners, investors, owner-occupants and tenants of medical office properties throughout Central Florida. Unlike other reports, the inventory goes beyond the traditional investor-owned, multiple-tenant medical office buildings to cover a wide range of buildings dedicated to outpatient medical services. This includes owner-occupied community clinics, ambulatory surgery centers and specialized outpatient treatment facilities. If a property caters to both office and medical uses, it must have at least half existing medical tenancy to be included in the inventory. The multi tenant buildings must be class “A” or “B” and above 7,500 SF, unless there is a lack of supply. The report is prepared by Tampa broker, Brian Breeding of Cushman & Wakefield’s Healthcare Practice Group. His background includes the representation of healthcare systems, tenants and landlords. His landlord experience includes the marketing and leasing of a medical office portfolio totaling more than 650,000 square feet owned by institutional and private investors. This site was a vacant Sweetbay located on Hillsborough Ave. It was purchased by Harrod Properties in 2015 and subsequently leased to multiple healthcare providers. Harrod properties sold the building in March 2017 for $21,100,000.00 or $377 psf to Healthcare Trust of America (HTA) based out of Scottsdale, AZ. This buyer has been very active in Tampa with another portfolio purchase of $47,000,000.00 in June 2017. This is a very good example of the evolution of healthcare real estate across the country. Kindred Hospital Central Tampa employs a staff of more than 450 physicians and employees providing “specialized long-term acute care to medically complex patients” in this 102-bed hospital. Kindred Hospital Central Tampa offers pulmonary care (ventilation management and weaning), complex wound care, and dialysis as well as other services. Kindred Hospital Central Tampa patients are normally referred from intensive care units at traditional hospitals due to their need for continued highly-skilled medical care.

Memorial Hospital of Tampa has recently undergone facility renovations and technological upgrades in order to provide the best services to their patients. Outpatient Rehabilitation Services, Inpatient Psychiatric Services, Wound Care using hyperbaric oxygen therapy, and a Sleep Center are just some of the services Memorial Hospital of Tampa offers.

Tampa General Hospital is a safety net hospital and one of the largest hospitals in Florida with over 6,000 employees and licensing for 1,018 beds. Tampa General Hospital is also the primary teaching hospital affiliated with the USF Health Morsani College of Medicine since its inception in the 1970s. Tampa General Hospital provides “specialty training in areas ranging from general internal medicine to neurosurgery” for over 300 medical residents. Faculty members from the USF Health Morsani College of Medicine also work alongside other physicians to care for the patients. Tampa General Hospital is classified as a level 1 trauma center. It is also known for its burn center (only one of four in the state), stroke center, organ transplant center, and Neuroscience Intensive Care Unit. Tampa General also houses the Children’s Medical Center which features a pediatric intensive care unit and an outpatient pediatric dialysis unit.

Moffitt Cancer Center is home to “the Southeast’s largest Blood and Marrow Transplant Program”. Its outpatient treatment program alone cares for 328,000+ visitors a year. Their network of facilities includes the Moffitt Research Center, Vincent A. Stabile Research Building, Muriel Rothman Building (Moffitt Clinic Building), South Expansion, M2Gen, Lifetime Cancer Screening & Prevention Center, Moffitt Business Center, Moffitt Foundation, Moffitt Cancer Center at International Plaza, and Child Development Center. The Benjamin Mendick Hope Lodge, owned and operated by the American Cancer Society, is also located on the campus of the Moffitt Cancer Center and provides a housing alternative, at no cost, to patients who are being treated at the hospital.
