Cushman & Wakefield’s Tampa Bay Medical Office Report is produced quarterly for the benefit of owners, investors, owner-occupants and tenants of medical office properties throughout Central Florida. Unlike other reports, the inventory goes beyond the traditional investor-owned, multiple-tenant medical office buildings to cover a wide range of buildings dedicated to outpatient medical services. This includes owner-occupied community clinics, ambulatory surgery centers and specialized outpatient treatment facilities. If a property caters to both office and medical uses, it must have at least half existing medical tenancy to be included in the inventory. The multi tenant buildings must be class “A” or “B” and above 7,500 SF, unless there is a lack of supply. The report is prepared by Tampa broker, Brian Breeding of Cushman & Wakefield’s Healthcare Practice Group. His background includes the representation of healthcare systems, tenants and landlords. His landlord experience includes the marketing and leasing of a medical office portfolio totaling more than 650,000 square feet owned by institutional and private investors.
