Since compensation structures vary by city, region, and country, C&W has delveloped a global brokerage philosophy. Our compensation approach ensures that AT&T will receive the best service, all brokerage activity supports the business, and participats are treated fairly.
Compensation for the Local Broker • Based on local industry practices • Reflects responsibilities/performance in transaction • Must provide sufficient incentive for superior performance • May be enhanced by account-based performance pool for integrated accounts
Brokerage Commission Customs • Lease Acquisition: Percentage of total lease obligation or $ per square foot per year; payable by landlord in North America • Purchase Acquisition: Percentage of purchase price; payable by seller • Lease Disposition: Percentage of lease value or $ per square foot per year; payable by sublandlord • Sale Disposition: Percentage of sale price; payable by the seller • Rent Reviews (where appliable): Percentage of lease obligation; payable by the tenant
