Pricing Data & Exchange Rates US Dollars are used throughout this report for uniform assessment. Unless otherwise stated, exchange from local currencies was performed in November 2024. All pricing and indices should be viewed with consideration for the significant volatility in foreign exchange rates around the time of publication. Land & Site Acquisition Costs Cost data is categorised by purchase capital, professional fees, brokerage fees, transaction and closing costs. Professional and brokerage fees can vary from 1%-5% depending on market and land value. In most markets brokerage fees are paid by the seller. It should be noted that our methodology and source data for calculating land costs has been refined from last year’s edition to deliver more accurate rankings. This year, we have assessed up to nine clusters within each city and further refined the land parcels to those suited for data centres. The overall results have been ranked by cluster rather than by city to prevent these inner-city clusters unduly influencing city-wide land costs. To account for this change in methodology, land costs should be assessed on a point-in-time basis, rather than year-on-year. Development, Base Build & Construction Costs Cost data is categorised by professional fees, permits/planning approvals, shell and core, electrical installations, mechanical installations, fire suppression setup, security systems, interior fit out, finishes and fittings costs. All construction labour, material, preliminaries, margin, expenses and general requirements were assessed. Benchmarking is defined in the Specifications & Key Assumptions section. Construction pricing includes backup generators, customer parking, employee parking, façade, fiber links, fuel tanks, heat exchangers, office building / area, loading bays, municipal / private network power supplies, roof structure, security perimeter, security access gate, shipping / receiving areas, structure, substations, vehicle trap, water tanks / storage, wireless / satellite connection and 24/7 cooling / cooling towers.
Construction costs are a benchmark only and can fluctuate +/- 15% based on developer, operator and customer requirements. Fit Out Costs Ancillary / Circulation Spaces: Entrance + security staging zones, facilities management rooms, goods lifts / hoists, meeting rooms, offices, passenger lists, shipping and storage areas. Network Operations Centre (NOC) Spaces: Intelligent power monitoring systems, remote equipment monitoring Aisle containment, busways / busbars (low voltage), cabinets, enclosures, caging, cable management, cooling systems and power distribution units. Power Rooms / Service Corridors: AC / DC availability, automated transfer switch systems, high density power, power factor correction / rectification systems, UPS systems, surge protection systems, switchgear (low, medium, high) and variable frequency drive systems. Climate Control / Service Corridors: Cooling and airflow management systems. Fire Control / Service Corridors: VESDA detection systems, fire suppression systems, gas suppression systems. Fibre Intake Room / Service Corridors: Fiber carrier hub (multi and neutral). Other: Interior materials, fixtures and fittings.
