WAREHOUSE MARKET IN CENTRAL POLAND ŁÓDŹ REGION IN COMPARISON TO POLAND T he Łódź province has three main subzones: Łódź, Stryków and Piotrków Trybunalski, which together contain 78% of Central Poland’s warehouse and industrial stock. The largest is Łódź and its environs, with 1.7 million sq m, accounting for nearly 40% of the region’s total stock. The highest concentration of warehouse and industrial projects is in south-eastern Łódź, in the industrial areas of Widzew and Górna (including Olechów and Chocianowice), and in Ksawerów, Pabianice and Konstantynów Łódzki. Analysis of new completions in recent years and the geographical distribution of projects in the pipeline shows that development activity in the Łódź Conurbation is gradually shifting westwards, towards Zgierz and Pabianice, due to a relatively large number of existing facilities in the eastern part of the city and new development sites opening up near the recently completed S14 expressway (the western ring road of Łódź). With more than 1 million sq m of warehouse and industrial space, Stryków is the second-largest subzone, accounting for 25% of the region’s total stock. It is located near the interchange of the A1 and A2 motorways. It experienced the fastest pace of growth in 2014-2018, but despite being overtaken by the Łódź subzone in later years, it still has a significant growth potential. The third-largest subzone is Piotrków Trybunalski, located near the S8 expressway. It contains 14% of Central Poland’s total warehouse stock, with the majority of schemes being large logistics parks such as P3 Piotrków and Logistic City Piotrków Trybunalski. Recent years have seen increased geographical diversification of new supply in the Łódź province. In addition to the key logistics hubs, developers delivered substantial volumes of new space in less obvious locations such as Kutno, Łowicz and Koluszki. WAREHOUSE STOCK BY SUB-MARKETS
