WAREHOUSE MARKET IN CENTRAL POLAND ŁÓDŹ REGION IN COMPARISON TO POLAND C entral Poland has seen high levels of new supply for over a year, resulting in improved warehouse availability in the region. As at the end of June 2023, there was more than 330,000 sq m available for lease, accounting for 7.6% of total stock - just above the average of 6.7% for the whole of Poland. Vacant stock is relatively evenly distributed across the subzones, giving tenants a wide choice of locations. Warehouse availability in Łódź amounts to approximately 85,000 sq m compared to around 44,000 sq m and 58,000 sq m in Stryków and Piotrków Trybunalski respectively. The lowest vacancy in the region is in Łódź, which however has recently seen improved availability with the completion of such projects as 7R Park Łódź East and Hillwood Łódź II in Chocianowice. New warehouse deliveries have also improved availability in emerging markets such as Łowicz (62,000 sq m), Zgierz (52,000 sq m) and Kutno (29,000 sq m). STOCK UNDER CONSTRUCTION I n June 2023 there was approximately 377,000 sq m of warehouse space under construction in Central Poland, accounting for 18% of the total development pipeline in the country. At that time, only Mazovia had more warehouse space underway - 448,000 sq m. Łódź is seen by investors as a mature yet prospective market. So there is no shortage of companies that feel confident enough in today’s uncertain times to take greater investment risk and deliver large-scale speculative projects. This is confirmed by more than 240,000 sq m, or 64% of the development pipeline, that had not been pre-let by June 2023. The Łódź region remains the most active development market with more than 200,000 sq m under construction. The largest projects are being developed there by Hillwood, Panattoni and MDC2.
