Compensation

Recognizing that under the Exclusive Brokerage Agreement you will look exclusively to the Landlord for payment of any fee, commission or other compensation with respect to the transaction contemplated by this RFP, indicate the schedule and/or basis of compensation for the proposed services including commission expectations and a sample commission calculation. New York City Commission Rate Schedule Market commissions are typically computed as a percentage of base rent (net of rental abatement), based on the sliding scales below. All major firms use these rates.

On the first year or any fraction thereof:

5.0%

On the second year or any fraction thereof:

4.0%

On the third year up to and including the fifth year:

3.5%

On the sixth year up to and including the tenth year:

2.5%

On the eleventh year up to and including the twenty-first year:

2.0%

On the twenty-second year and thereafter:

1.0%
