MEET OUR TEAM

Mark Hemmeter | Founder and CEO Mark founded Office Evolution in 2003 and serves as CEO. Prior to founding Office Evolution, he was a developer and operator of hospitality properties including resort hotels, casinos, retail stores and restaurants in Colorado, Hawaii, Louisiana, California, Mexico and the Caribbean. His passions in business include real estate development, technology and supporting entrepreneurs. He is an active member of YPO/ WPO and has been a member of ULI, Vistage, NAIOP, and the CU Real Estate Council. He loves to explore and so far has visited 44 countries and climbed seventeen 14,000+ foot peaks in Colorado. Originally from Honolulu, Mark graduated the University of Colorado College of Business. He has been married for 27 years to Lisa and has three daughters.

Paola Olson | Franchise Real Estate Manager Paola is a Franchise Real Estate Manager and has diverse background in the Commercial Real Estate Industry. Her experienced started in Cleveland, Ohio working for a small real estate developer as a leasing agent, property manager and tenant rep. Over the last two decades, Paola has represented multiple National brands; including Hollywood Video, Enterprise Rent a Car, Franchise Brands; Plato’s Closet, Once Upon a Child, Play It Again Sports, Music GO Round and Title Boxing Club throughout the country as well as Canada, Puerto Rico and Mexico. In addition to representing tenants, Paola has represented Landlords as a leasing agent, project manager and property manager for Retail, Professional and Medical Office Properties.

John Lijoi | Project Manager John joined Office Evolution in April 2019. As Project Manager, he assists franchisees with the initial design of their space and works closely with them during the buildout of their location. He has twenty years of experience in the construction industry, including projects ranging from residential properties, multi-unit townhomes and large commercial projects. John also has five years of experience in the technology industry, which includes the installation and maintenance of structured cabling as well as IT management for small and medium sized businesses. His project management experience is custom tailored for the OE model and also includes the oversight of data-tracking installations at utility-sized solar projects across North America.

Contractor shall examine all surfaces to be finished under this contract and see that the work of their trades has been installed in satisfactory condition to receive paint, stain or specified finish. The application of the first coat of any finish process shall constitute acceptance by the Contractor of the surface. 3. Existing Finishes Where new finishes are adjacent to existing finishes, materials shall be installed with no definitive transitions between existing and new finishes. 4. Material Packaging/ Storage/ Installation Materials shall be delivered in their original cartons as packaged by the manufacturer and must bear the original manufacturer's labels. Contractor will be responsible for receiving and storing such goods. Materials stored on the site shall be protected from damage by moisture, wind, sun, abuse or any other harmful affects. Damaged materials will be rejected and must be replaced. All materials shall be installed and finished according to manufacturer's specifications. 5. Preparation for Installation Contractor shall examine conditions concerning substrates and surfaces where finish work is to be performed. All substrates and surfaces to receive finishes shall be free of dirt and debris prior to installation. Both the substrate and surface preparation shall be in accordance with the manufacturer's recommendations. 6. Carpet Contractor shall submit three (3) sets of carpet samples to NELSON for approval prior to field execution. Contractor shall ensure that carpet supplied for an individual installation be from the same manufacturing run, of uniform color, texture and pattern. 7. Carpet Installation All flooring shall be installed per manufacturer's recommendations regarding adhesives, seaming, direction, etc. Carpet installer shall ensure that carpet nap runs in the same direction. Carpet to carpet transitions at door shall occur directly under line of closed door. 8. Carpet Stock The Contractor shall verify whether or not the Tenant would like to store any large usable carpet remnants prior to discarding. 9. Base Contractor shall allow rubber base to run continuous around corners. Do not use pre-molded base or pieces less than 18" long. Base material shall be installed flush to floor surface. 10. Transitions Contractor shall provide rubber transition strips between carpet and LVT/VCT to match rubber base. 11. Paint All painted surfaces shall receive manufacturer's recommended primer coat and (2) coats minimum specified finish. 12. Paint Submittals Contractor shall submit three (3) sets of 8" x 10" paint samples to NELSON for approval prior to field execution. 13. Paint Stock Contractor shall leave remaining paint (1 gallon minimum) of each color clearly labeled with "Color Name" and Finish Key "P-#" with Tenant for future touch-up needs. 14. Wallcovering Wall or surfaces with wallcovering finishes shall be primed with sizing prior to wallcovering installation. Wallcovering installations shall not terminate at outside corners or reveals. If it is necessary to terminate wallcovering on a flat wall or outside corner, provide edge mold: Outside Corners: Koroseal, Korogard OC12 Aluminum Outside Corner Trim Piece Flat Walls: Koroseal, Korogard JC12 J-Molding 15. Clean Up Upon completion of all finish applications, all materials and equipment shall be removed. Contractor shall ensure that paint and glue spots are removed and that all areas are left clean and free of dust, dirt and debris. 16. Interior Finish Code Compliance Finish requirements per 2012 NFPA 101 Section 38.3.3 Interior Finish for New Business Occupancies: 38.3.3.1 Interior finish shall be in accordance with Section 10.2. 38.3.3.2.1 Interior wall and ceiling finish material complying with Section 10.2 shall be Class A or Class B in exits and in exit access corridors. 38.3.3.2.2 Interior wall and ceiling finishes shall be Class A, Class B, or Class C in areas other than those specified in 38.3.3.2.1. 38.3.3.3.1 Interior floor finish shall comply with Section 10.2. 38.3.3.3.2 Interior floor finish in exit enclosures shall be Class I or Class II. 38.3.3.3.3 Interior floor finish shall comply with 10.2.7.1 or 10.2.7.2, as applicable. 12 13 14 15 16
