Please present your plan for implementing and propagating the use of your local brokers for lease transactions with no formal mandate in place. With no formal mandate in place compelling NN Affiliate Organizations to work with Cushman & Wakefield brokers for their real estate transactions, Cushman & Wakefield must develop tools and provide data that is a clear benefit to the local business operations. Creating this added value will begin immediately upon engagement. It starts with establishing a Transaction Management Playbook designed to ensure consistency, increase transparency, improve accountability and direct behavior across the NN Corporate Facilities group and Cushman & Wakefield Account Team. Its primary purpose is to ensure that correct information is gathered for informed client decision-making and the team operates in a unified, organized and efficient manner. It will equip NN with best practices and a foundational framework for integrated, multi-market service delivery. NN has an internal process that must be followed for procurement, project initiation, implementation, financial management, and approval. Cushman & Wakefield will draw on our extensive library of processes developed by industry experts incorporating best practices from lessons learned on other client accounts. Together NN and Cushman & Wakefield will carefully customize a Playbook to meet specific NN needs. Since NN is early in its evolution of a centralized corporate real estate function, Cushman & Wakefield will encourage NN to take small initial steps – establishing a basic Transaction Management Playbook that can be scaled over time. The first phase of the playbook will most likely address: • Governance Framework (as applicable) • Tools • Meeting Cadence/Communication Expectations • Reports This RFP response has included a few example tools and reports as requested, but it is important to note that all tools and reports can be further customized to what NN needs at this moment and designed to develop over time into more sophisticated strategic planning tools. In our experience, once the client’s affiliate organizations have exposure to the high-quality materials and processes laid out by the Playbook, they quickly understand how these tools will save them time and money. If Cushman & Wakefield has the privilege of supporting a NN Affiliate Organization on a specific transaction need, Cushman & Wakefield will be able to immediately mobilize a vetted local market broker within 24–48 hours. Email and phone communications are typically carried out in English (unless otherwise requested) and the Cushman & Wakefield Account Team always remains involved in an oversight and coordination capacity during the engagement. At any given time, the NN Corporate Facilities Team may reach out to the Cushman & Wakefield Account Executive for a status on all ongoing transactions.
