Where is Deposit/Guarantee Located?

The LL confirms continued possession of a deposit in the amount of R132 604.80 paid by the T in terms of a previous lease agreement for the Premises. Such deposit shall continue to be invested in a separate interest-bearing bank account. Interest earned on the amount invested shall accrue to the Tenant unless this lease agreement is cancelled as a result of his default, in which event the LL may retain the amount paid as deposit and any interest thereon to the extent that it has proven damages.

The deposit shall be retained by the LL until expiry of the Lease and repaid to the T within 30 days, subject to the proper performance of T's obligations

T shall clean the exterior of its office and advertising signs or make any changes to the exterior of the Premises without prior LL consent T shall care for and maintain the interior of the Premises and any fittings and fixtures therein in good order and repair.
