As referenced earlier, use of the Lease and Market Review reports will allow the NN Corporate Facilities Team the ability to seek out proactive opportunities. For example, prompted by NN’s significant footprint in Bangalore, India (nearly 300k sq ft across 11 leases in five buildings), we have crafted a high-level consolidation strategy (please see pages 55-60). Of course, prior to embarking on any real estate strategy, Cushman & Wakefield will first seek to understand your business drivers which typically include some of the following: • Proximity to Clients/Hospitals/major transport hubs/Labs • Competitor analysis • Talent attraction/retention • Impact of any regulatory changes The above data points will then influence the real estate strategy, which is in turn analyzed against NN key criteria such as: Cost, Quality, and Scale. Given the size of your footprint in Bangalore, there are numerous potential scenarios to consider. However, for ease of reference we have simply considered two scenarios: wholesale consolidation and continue “as-is.” Once we understand NN drivers from a business and real estate perspective, we can create a tailored and much more detailed real estate consolidation strategy for NN.
