PERFORMANCE The best-performing retail warehousing clusters are located on the outskirts of the capital, in the vicinity of the capital, adjacent to national highways. Budaörs is Hungary’s largest Out of Town hub, comprising a cluster of retail parks, hypermarket malls and stand alone units. It is located on both sides of the M1 motorway leading to Vienna. The retail clusters of Dunakeszi and Soroksár are also popular and dominant retail warehouse clusters in the Budapest area. The main hubs bring together food, furniture and DIY anchors, and are supported by sports, health and beauty, mass fashion and discount stores. The major hypermarket chains include Tesco, Auchan, Interspar and Metro, all of which have a strong presence in Hungary, with Tesco leading the sector with a 30% market share. Discount supermarkets (in particular Aldi and Lidl) have continued their aggressive expansion in the capital and secondary cities. The largest

players in the electronics sector are Media Markt (owned by Metro) and Euronics, while OBI, Praktiker and Praktiker and Bauhaus are the largest retailers in the DIY sector. The most recent newcomer to the market is Pepco, which opened its first store in 2015 and two years later its 100th store in a row. IKEA, MömaX and Jysk are among the furniture retailers. IKEA has 3 stores, the latest opened in Soroksár in 2017. It is the largest store in the Central and Eastern European region with 34,000 square metres in size. MömaX has opened 9 stores since entering the market in 2015. In addition, MömaX acquired all Kika stores in Central and Eastern Europe in 2019 and continued its operations under the XXXLutz brand. Other retail warehouse retailers are KiK, Fressnapf, CCC, Rossmann, Eurofamily. New profiles are emerging in the sector, such as children’s amusement and theme parks and service providers.
