MARKET OVERVIEW
With the increasing demand for digital services, data security, and reliable connectivity, Warsaw has emerged as a prime destination for data centre operators and businesses looking to establish a presence in this part of Central Europe. Almost 74% of Poland’s operational data centre capacity is currently located in Warsaw. The city's strategic location, well-established telecommunications infrastructure, and robust economy with abundant human resources, have contributed to its attractiveness. The market is witnessing the entry of several Ukrainian firms to establish business in the country, driven by the political crisis, which is further expected to drive the demand for data centre services. The rapid growth of the Warsaw data centre market has opened opportunities for new colocation operators such as Data4 and Vantage Data centres, who are making significant investments to meet the market’s need for cloud services, as well as increasingly outsourcing their IT infrastructure. International operators including Equinix and Vantage, etc., national operators such as Netia, 3S, and Atman, and telcos including Orange and T-Mobile, all have facilities in and around Warsaw. US cloud service providers have a presence in the region, with Google launching its services in 2021, Microsoft announcing its investments in 2020 and opening its region in 2023 and AWS opening a Local Zone in 2022. In May 2023, Data4 launched a new 60MW campus outside Warsaw and Microsoft launched their first cloud region in Central Eastern Europe, consisting of three independent physical locations around Warsaw.
ECOSYSTEM DEVELOPMENTS • In April 2023, Microsoft opened its first cloud region in Central Europe with three locations near Warsaw coming online. • The Warsaw Stock Exchange (GPW) will establish a new automated trading system within Equinix’s WA3 facility. Deployment is expected to be phased from Q4 2023 to Q4 2024. • DATA4 opened its campus in Jawczyce in May 2023. Once fully complete, the campus will offer 60MW and will consist of four buildings. The operator first announced the project in July 2021 with construction beginning in January 2022. DATA4 was acquired by Brookfield Infrastructure in April 2023. • T-Mobile Poland , owned by Deutsche Telekom opened a new data centre in December 2022. The data centre is comprised of over 1,700 sqm of white space and roughly 5.8 MW of power. • In December 2022, Atman Data centres announced it had acquired roughly 14 acres of land for it’s third Warsaw campus. When complete, the facility is expected to offer 43MW of IT capacity and over 18,000 sqm of colocation space. The first building is anticipated to launch in late 2024. • Vantage Data centres completed the first phase of construction at its Warsaw campus in June 2022. The launch of the facility brings a third of the 48MW planned capacity online.
