WAREHOUSE MARKET IN CENTRAL POLAND ŁÓDŹ REGION IN COMPARISON TO POLAND L ooking ahead, developers will be tracking demand trends and capital markets with increased caution before deciding to launch new warehouse and industrial projects. Speculative projects will have to be rethought in particular in light of increased warehouse availability - at the end of Q2 2023 there was 570,000 sq m of vacant warehouse space in existing buildings and those under construction. Another 2.5 million sq m of warehouse and industrial space is likely to be delivered in the coming years - this is the development potential of developers’ land banks in prime urban locations and near key fast roads. This is good news for tenants planning to locate logistics and manufacturing in Łódź and its environs. Rents have risen by around 20% over the year but are stabilizing and remain competitive compared to other regional markets in Poland. It is worth noting that investors making a location decision also tend to consider a number of other factors that are even more important than the rental rate alone, including the condition of existing transport infrastructure, access to foreign markets, availability of modern warehouse space, labour costs, pools of skilled labour or the presence of well-developed industrial zones. The Łódź market compares favourably to the rest of the country also in these respects. It is located along the New Silk Road, one of the key trade routes linking the EU and China. The Łódź province offers a wealth of investment opportunities within one of the best-performing industrial zones in Poland - the Łódź Special Economic Zone, which in 2020 was ranked third in the world, first in Europe and first in the world for SMEs by fDi Magazine. In addition, the region’s transport potential is expected to grow with large-scale investments in its road, rail and air network as part of the construction of the Central Transport Hub (Centralny Port Komunikacyjny - CPK). The project, located between Warsaw and Łódź, will serve as Poland’s central airport and transfer hub for Central and Eastern Europe. It will see construction of the Solidarity Port, which will handle passenger and cargo traffic, as well as a network of 1,800 km of railway lines, including high-speed railway lines between Warsaw, CPK and Łódź which will cut journey times between the two cities to approximately 45 minutes. Construction of the new airport is expected to begin in 2023 and to take about five to six years to complete. OUTLOOK
