Dear Sola:

Enclosed are five (5) copies of a space report which, while abbreviated, has buildings and spaces that we want you to review and inspect.

You will note that three of them, 1177 Avenue of the Americas, 623 Fifth Avenue and 575 Fifth Avenue have floors that are smaller than your targeted 20,000 Rentable Square Feet. In those buildings we could take a portion of a contiguous floor, have the landlord put in a slab opening and create an inter-connecting staircase which you could use for a conference center. While a duplexed arrangement would not be perfect…..it could be dramatic and likely would function very well. We are eager for you to see 200 Park Avenue (The Met Life Building) because while we know you will love it, Tishman Speyer has an ownership interest in it through one of their funds so it would create transactional leverage if you ever decided to relocate to 1270 Avenue of the Americas. 100 Park Avenue is a solid choice however we are only 75% certain that the owner, SL Green, would divide that floor. We still want you to inspect that one as well because, if you elect to move forward sooner rather than later, we want to have several compelling choices at play all at once.
