• Lease administration (Wessex) o Marketing of properties, managing marketing activities, site visits and inspections, conduct regular market survey and analysis o Maintain a minimum allocation rate of 83% for a three-month average o Manage tenancy applications/renewals/extensions, evaluate offers and negotiate lease terms, execute lease agreements, update tenancy information o Billing to tenants, stamp duty, collections and termination management, receipt of payments and prepare monthly reports • Tenancy management o Support with handing and taking over of tenanted units o Conduct tenant feedback survey, manage feedback and service request from tenants o Advise, support and direct tenants on correct procedures for fit-out works o Conduct pre-fit-out works survey or joint survey with the tenant and their contractors o Carry out inspection of tenant fit-out works to ensure compliance to regulations and requirements and post-fit-out survey o Manage and coordinate the connection of utilities for the tenant and ensure that the works are carried out in accordance to the requirements o Managing vacant properties and conduct routine inspection and repairs of vacant properties to ensure units are good condition o Conduct inspection of all tenanted premises and upon tenancy renewal / termination • 5-yearly structural inspection and appointment of structural engineer • BCA annual façade inspection • Disaster emergency facilities planning with JTC • Security management • Management of bus services, monitor bus frequency, human traffic, distruptions • Oversee car park management, operations and feedback from customers related to parking • Management and reporting of illegal and indiscriminate parking (Wessex & Rochester) • Coordination of food delivery services to tenants • Authority Submission: Environmental Scorecard, Water Efficiency Management Plan, NEA Mandatory Waste Reporting
