C&W Services have over 20 years of experience in providing property management and real estate services to various condominium projects and MCSTs in Singapore. Our primary duty is to manage and maintain the common properties within the estate. SCOPE OF SERVICES • Manage the maintenance services and conduct inspections of the estate to ensure the properties are in good and serviceable condition • Supervise repairs for routine maintenance work performed by service contractors relating to building maintenance, M&E services (lift system, water system, including pump sets, electrical distribution system, CATV system and other M&E plants, equipment and systems), horticulture, pest control and cleansing works • Apply and obtain necessary licenses from relevant authorities, certificates or approval for statutory inspection certificates for lifts, firefighting equipment, generators and pumps • Co-ordinate consultancy works on maintenance matters performed by Professional Consultants • Ensure that all house rules and operating procedures for the property run efficiently including security, fire safety and emergency & evacuation procedures • Recommend improvement plans and innovative solutions to maximise the asset value and efficiency of the estate operations • Contracts procurement and administration services for term contracts covering hard and soft services • Provide financial and account services and oversee the invoicing & collection of property service charges and other sums payable; prepare detailed periodical statement • Prepare annual budgets for Building Association expenditure to be presented at the AGM
