Self-Storage Performance Index – The SSPI increased 2.0% compared to 2 nd Quarter 2018 and decreased 0.9% to compared to 3 rd Quarter 2017. The SSPI now stands at 133.2. Asking Rental Rates – Asking rents increased 1.5% compared to 2 nd Quarter 2018 and decreased 0.5% compared to 3 rd Quarter 2017; and the REITS increased 3.5% compared to last quarter. Physical Occupancy – Median physical occupancy decreased 0.5% compared to 2 nd Quarter 2018 and stayed the same 0.0% compared to 3 rd Quarter 2017, and REITS decreased 0.6% compared to last quarter. Concessions – The use and cost of concessions picked up this quarter. For example, facilities offering concessions increased 9.2% from one year ago, although the Concession Cost Index is at 93.9 in 3 rd Quarter 2018 compared to the 95.6 in 2 nd Quarter 2018 and is same from last year. Rent per Available Square Foot – RPASF for the benchmark 100 square foot non-climate controlled units are up 1.1% from 2 nd Quarter 2018, and down 0.5% compared to 3 rd Quarter 2017 and the REITS increased 2.7% compared to quarter. Sampling Statistics – SSDS’ sampling technique assures that the number of REIT facilities in each market’s sample represents the approximate percentage of actual REIT facilities in that given market. In this quarter report, data was obtained from 1,741 facilities owned by the four REITs and 7,701 facilities privately owned. Thus, the percentage of REIT facilities included in this quarter’s sample is a reasonable proportion to their market share in these top 50 markets.
