will advocate that the Landlord’s position is improved by offering continued occupancy to HLT, and avoiding the uncertainties in marketing the space and the enormous costs of repositioning the space for another type of user. These costs, and the downtime associated with them, will have a quantifiable impact on the Landlord’s FFO and could possibly impair their stock price. As your advocate, we would build a model outlining this information and present it to the Landlord along with the thin universe of potential candidates for the to-be vacated space. In short, we will at all times make sure that HLT has an informational advantage over the Landlord and that you are in a position to use that advantage as leverage.
