PREPARING FOR DAY ONE

ENSURING BUILDING REOPENING READINESS Buildings should only be declared ‘ready’ for occupancy after: • All inspections are complete • Any required remediation is complete • Any repairs to equipment, building areas and systems are complete

• Communication made to tenants, vendors and contractors of updated policies and procedures to ensure the immediate and ongoing health and safety of all occupants, including the new policies and procedures for access Building Re-Opening Checklist Resources

Provide appropriatePersonalProtective Equipment (PPE) such asmasks, gloves, eye protection and coverallsbefore entering a building.ThisPPE equipment shouldhelp protectworkers againstmold andother contaminants thatmayhavebeen introduced during the inactiveperiod.

"Developmodifiedbuilding accesspolicies and procedures -Considerhowpandemic-related activitieswill impact alloccupants entering thebuilding - visitors, tenants, employees, vendors, deliveries and contractors -Consider all accesspoints andflowof traffic -ReviewShipping andReceiving sectionwithin DayOne andBeyond" "Businessoperations considerationsmight include: -Temperature scans for anyone entering the building -Flowof traffic topromote socialdistancing -Process to avoid crowding, potential for queuing -Reception/security/loadingdock check-in process tominimize close contact -Services:determinewhich services required to supportpandemic-related activities—self- performedoroutsourced—existingornew—are going tobeperformed and estimate their duration -Mail:notifypostal service and couriers to restartmail service -Contacts and escalations: establish a single phonenumber/email address tofield inquiries (manage and trackquestions, escalations, concerns, etc.)" Provide a cover letter to the survey, which explains the step that thepropertyhas taken to ensure everyone’s safe and comfortable return towork Tenants shoulddesignate a re-open representative(s) to coordinatewith the building

a Signage -Place signage inworkspace and common areaspromoting improvedhygiene practices, emphasizingbasic infectionpreventionmeasures, includingposting hand-washing signs in restrooms and common areas. -Consider signage for employees, reminding themonproperdisposalofPPE, such asgloves andmasks. 2 FireLifeSafety b Systemwasmost likely continuouslyoperational—arrange forFLS systems contractor to check system c Performfire extinguisher checks requiredby respective lawsor local codes prior to re-openingof site 3 Kitchen/Pantries Clean / sanitize all appliances and surfaceswithin the area, includinghigh touch areas (fixtures, light switches, handles, buttons) Turnon appliances thatwere turnedoff a Verifyoperation and check for any trouble indicators

h Run ageneral system test to check forunusualnoises, odors andmeasure supply/return temperaturesonboth condenser and chilledwater and system pressures asneeded 8 WaterTreatment&Plumbing Ensurewaterheater(s) is/areproperlymaintained and the temperature is correctly set. -Determine if yourmanufacturer recommendsdraining thewaterheater after aprolongedperiodofdisuse -Ensure that allmaintenance activities are carriedout according to the manufacturer’s instructions -Make sure that yourwaterheater is set andmaintained to at least 120°F -Higher temperatures can further reduce the riskofLegionellagrowth, but ensure that you takemeasures toprevent scalding if youwaterheater is set to>130°F Flush yourwater system(s) for aminimumof30minutes -Flushhot and coldwater through allpointsofuse (e.g., showers, sink faucets, fountains -Flushingmayneed tooccur in segments (e.g., sectionor individualfloors) due tobuilding size andwaterpressure.Thepurposeofbuildingflushing is to replace allwater insidebuildingpipingwith freshwater. -Flushuntil thehotwater reaches itsmaximum temperature -After thewater featurehasbeen refilled, measuredisinfectant levels to ensure that thewater is safe foruse -Ensurewater features such as fountains continue to receive chemical treatmentorbedrained topreventbacterialgrowth -Treatmentof amenities such as swimmingpools, hot tubs should continue in amanner to ensure they remain safe forusewhen they are reopened touse. - In large commercialofficebuildings, drain andflush risers andwater storage tanks for aminimumof60minutes. -Replacefiltersonpantryfixtures, such as coffeemakers andwater a b c Clean alldecorativewater features, such as fountains and faucets -Be sure to follow any recommendedmanufacturerguidelines for cleaning -Ensure thatdecorativewater features are freeof visible slimeorbiofilm d Ensure safety equipment includingfire sprinkler systems, eyewash stations, and safety showers are clean andwell-maintained -Regularlyflush, clean, anddisinfect these systems according to manufacturers’ specifications. Maintain yourwater system -Consider contacting your localwaterutility to learn about any recent disruptions in thewater supply. This could includeworkingwith the local waterutility to ensure that standard checkpointsnear thebuildingor at the meter to thebuildinghave recentlybeen checkedor request thatdisinfectant residual entering thebuildingmeets expected standards. -After yourwater systemhas returned tonormal, ensure that the risk ofLegionellagrowth isminimizedby regularly checkingwaterquality parameters such as temperature,pH, anddisinfectant levels. f Ensure aproper inspectionof allp-traps andor locationwhere stagnantwater mayhavebeen an issueduring the limitedoccupancyof yourbuilding g Sitesneed to consider antimicrobialproductprotection including the systematic cleaningof theU-bend and associatedpipelines thatwillhelp reduce the riskof cross-contamination and associated infections.Regular decontaminationof these components is certainly a solution from an infection-controlperspective. h At aminimum, site teams should:flush toilets tofillP-Trap,pourwater infloor drains andflow sink tofillP-Trapwithwater 9 Restrooms a Considerno-touch appliances such as faucets, soapdispensers andpaper toweldispensers b Consideroptions forhands freedooropeners, such as “footpulls” c Placewastebinnear exitdoors to accommodate easydisposalofpaper towels whenopening thedoors 10 VerticalTransportation a Equipment should continue to receive itsmonthly ‘exercise’ andmaintenance. Thiswillmake theprocessof return to servicemuchquicker and easier. b If elevators/escalatorshavebeenplacedoutof serviceornotused for longer than 14days, consultwith an elevator contractoror consultant todetermine what checks/maintenance shouldbeperformedprior toplacingunitsback in operation 11 LifeSafetySystems Ensurefireprotection systems are in service and are functional asperdesign. Also check that the sprinkler control valves areopen.Associatedfire alarm andmonitoring systems should continue to relay any alarms tobuilding management so they can respond asneeded. Continue tonotify your risk insurerof anyfireprotection impairments. It is important to ensure that your specific risk insurerwill continue to followupon impairments. A complete site/buildingwalkthrough shouldbe completed to ensure all systems arenormal, all exitdoors and critical/sensitive areas appearnormal, and alarm systems still activated. Emergencybuilding support systems should againbe evaluated for reliability andoperational availability (e.g.dieselgenerators andfirepump tanks). If any required testingwas skippedduring the shutdown, ensure your localfire departmentdoesnotmandate additional testingordocumentation Performfire extinguisher,AED required checksprior to re-openingof site. e dispensers, andflush for aminimumof30minutes. -Considerperformingdomesticwaterquality testing
