PREPARING FOR DAY ONE

CLEANING FOR REOPENING Because the building or space has been left unoccupied for an extended time, Cushman & Wakefield recommends a Level 1 or 2 cleaning be performed in order to remove dirt and dust, as well as reassure tenants/occupants that they are entering a clean and disinfected building/space. Cleaning refers to the removal of visible dirt, grime and impurities. Cleaning does not kill germs but helps remove them from the surface. Disinfecting refers to using chemicals to kill germs on surfaces. This is most effective after surfaces are cleaned. Both steps are important to reduce the spread of infection. • Ensure that all common areas, entry points to the property, elevator lobbies, elevators and restrooms are cleaned • Pay particular attention to door handles/knobs, light switches, staff rooms, desktops, washrooms and other high touch surfaces • Ensure that cleaning provider and staff are following the latest CDC guidelines for proper cleaning and maintenance of workspaces • Review and prepare plans for client/owner approval regarding changes to cleaning scope or any additional services in response to COVID-19 protection Pest Control • Some buildings may notice an increase in pests or rodents due to the absence or decrease of occupants in the building • Review current pest control contract and consider modifying scope WELCOME PACKETS If budget permits, consider handing out “Welcome Back–Stay Healthy” welcome kits that include: • Small pack of wipes • Small pack of hand sanitizer • Device to avoid touching things like the elevator buttons such as the “Hygiene Hand” or similar • Surgical mask Considerations & Discussion Points • Amended cleaning protocols may have cost implications • Electro-static spraying of disinfectants considering effectiveness, practicality and cost implications Resources • CDC Cleaning guidelines can be found here. • The list of CDC and EPA-approved disinfectants for use against COVID can be found here. • Cushman & Wakefield recommended cleaning specifications can be found here. BUILDING ACCESS POLICIES AND PROCEDURES AND TENANT COMMUNICATIONS • Develop modified building access policies and procedures • Consider how pandemic-related activities will impact all occupants entering the building— visitors, tenants, employees, vendors, deliveries and contractors • Consider all access points and flow of traffic • Review “Shipping and Receiving” section within “Day One and Beyond” • Business operations considerations might include: • Temperature scans for anyone entering the building • Flow of traffic to promote social distancing • Process to avoid crowding, potential for queuing • Reception/security/loading dock check-in process to minimize close contact • Services: determine which services required to support pandemic-related activities; self- performed or outsourced, existing or new; are going to be performed and estimate their duration
