PREPARING FOR DAY ONE

The increased communication about “best” technologies and upgrades available for properties has benefited the industry regarding informational aspects of what is available on the market for both short- and long-term solutions. Some of the products and applications have not been tested, some have negative implications and/or questionable legality of use (i.e. products scanning elevated body temperature for building occupants screening) and there is an understandable hesitancy to introduce such products and applications, as they could create possible complications for building operations. The following products/applications are not endorsed by Cushman & Wakefield. They have been identified as simple and effective measures that can be taken on immediate basis to restore tenant confidence about safe return to work. • WellStat Monitors • Virus particles have the lowest transmission rate when relative humidity (RH) is kept within the zone of human comfort: forty (40) to sixty (60) percent. Providing this level of data to tenants and having capability to monitor such in real time can be of a great value and comfort to all. This air quality monitor captures levels of carbon dioxide, formaldehyde, particulate matter, total VOCs, carbon monoxide, light level, relative humidity and temperature. The data is available in real time via web-based platform that can also be linked to BMS system. The application issues alert to engineering team whenever the recommended levels are exceeded. In addition, the application is capable of generating customized reports. There is no upfront cost. They are $400 per year per monitor. This includes web application, recalibration of monitors as needed and upgrades to newer models as they become available. The product is UL certified. It is easy to install (can be done by our Local 94 crew). Video presentation and Q&A session can be scheduled upon request. The test method allows for both surface and air sample collection. Turnaround time upon sample receipt in the lab is 48 to 72 hours. Sample reporting is in genomic equivalents, which is equal to the number of viral particles present in the sample. Test sensitivity is extremely high with a limit of detection of a single virion or coronavirus particle. The goal of surface and air testing is to mitigate the risk of infection in locations where staff is required for operation as well as locations where management is routinely

tracking staff health. Sampling may be conducted for surveillance, post cleaning following a known case, or both. Surveillance is recommended for a period of three weeks and then monthly. The three-week period is recommended to establish a baseline. Baseline surveillance may need to be repeated in some instances following significant changes. Monthly surveillance testing allows Environmental Building Solutions, LLC to inspect your location routinely throughout the duration of the pandemic. Moreover, environmental consultants and management have a chance to debrief monthly, revaluate risks, discuss new developments, etc., until the pandemic ends. • Contact information: Environmental Building Solutions, LLC., T: 646.290.5925, E: jleitner@ebsllcnyc.com
