Industrial construction in the Americas has been buoyed by recent U.S. trends of onshoring and nearshoring. Disruptions to supply chains during the pandemic exacerbated an emerging pre-pandemic movement to bring the production of goods closer to home. In addition to safeguarding the supply chain, the U.S. government intends to onshore production of materials key to national security and has passed legislation to incentivize investment. These initiatives have led to additional development of manufacturing and warehouse facilities in the U.S. and also in Mexico, which has emerged as one of the main beneficiaries of nearshoring due to its lower costs and proximity to the U.S. This in turn has spurred more investment in the Southern U.S. states, where most of the products are shipped through land and rail.
