Many law firms face the challenge that Brownstein faces when considering whether to upgrade their primary headquarters building. Often, the quality of the office facilities in cities other than the HQ city is much better. Whether due to an acquisition, limited less expensive options or the minimal financial impact of a smaller, satellite office being at a higher price point – this issue exists for Brownstein and many other firms based in Denver. At nearly 55% of the entire portfolio, bringing the Denver office to a higher standard like Las Vegas, Washington DC or Santa Barbara could increase portfolio occupancy costs dramatically if not executed perfectly.
