London’s buildings and lifestyle will be attuned to sustainability. The UK continues to lead the way in many aspects of global sustainability initiatives. By 2040, London will have made significant strides towards its 2050 commitments, driven by changes to real estate and to transportation. New and existing developments will include a net gain of biodiversity and a large supply of green space. A much more significant component of all development will be the repurposing of existing stock, which will be manifest in London’s development pipeline. By 2040, we will see the widescale deployment of new construction methods and materials, such as CLT, zero carbon cement, and graphene, will create a large swathe of real estate that is net zero carbon in operation. By 2040, people will move less and with more purpose. 15-minute neighbourhoods in new town centres, combined with hybrid working will ameliorate the need for unpurposed travel. The effective measurement of social value will be commonplace in development and master planning – with a particular focus on health and wellbeing, and creation of economic opportunity.
