• The Berlin investment market reached a volume of 3.4 billion euros in 2024, half of the average volume seen over the past 10 years for the same period. The investment market is affected by insolvencies, with approximately 40% of the transaction volume linked to the Signa insolvency. However, there are signs of stabilization in yields. • Liquidity in the life sciences sector is available, especially from international capital sources already invested in this asset class in the U.S. and UK. However, in Germany, available product is scarce. Developers and banks require a pre-let rate, of over 50%, while potential tenants are looking for space available today. Tenant demand for quality lab space in Berlin is driven by a range of life sciences companies and institutes, both small and large, as well as national and international organizations. At the same time, public institutions and organizations primarily aim to keep ownership of their build-to-suit properties. • Berlin’s life sciences sector benefits from a strong research and hospital landscape, as well as a close link between business and politics. The areas of biotechnology, pharmaceutical and medical technology are particularly pronounced. Germany’s capital has a high density of scientific institutions and life sciences institutions, including the Charité University Hospital, various Robert Koch Institutes and Helmholtz Institutes. • Additionally, boasts a large talent pool, with over 200 degree programs in health and life sciences offered at around 30 universities and colleges, including Humboldt University, TU Berlin and Freie Universität Berlin.
