LOCATING SCIENCE PERFORMANCE COMPARED TO MARKET SIZE

Birmingham is another market – albeit one of a smaller scale – where the existing inventory is above the expected size calculated from its Locating Science performance. The focus on the partnership between academia and industry in the forthcoming BHIC development is expected to provide a significant wider benefit to the surrounding ecosystem in the area, stoking innovation and helping to bring in funding to the sector with further momentum from the Life Sciences Opportunity Zone status. The remaining locations studied – Bristol, Edinburgh and Glasgow – all fall significantly short of the expected market size in terms of their existing lab inventories. This suggests that there is a strong potential for the growth of the life sciences R&D sector locally with the current ecosystem infrastructure. Again, this is dependent on the correct space being delivered in response to the needs of local companies, as well as landlords, developers and institutions taking a proactive approach to ensuring that the networks which facilitate strong growth in life science companies are nurtured.
