FORECAST Looking ahead for South Fort Worth, vacancy will increase as the submarket is set to deliver about 93% (2.8 MSF) of the 3 MSF of new supply under construction by year-end. Just over 75% (2.1 MSF) of the 2.8 MSF set do deliver by year-end is speculative product with no pre-leasing. Construction activi- ty will remain record high with deliveries reaching nearly twice the amount of new supply the submar- ket has seen over the last ten years combined and an additional 3.6 MSF worth of planned projects expected to break ground before year-end. Clarion and Crow Holdings Capital will add significantly to the submarket’s inventory as they begin to develop Carter Park East, a 550-acre site that is expected to accommodate 7 MSF at full build-out.
