FORECAST Looking ahead for South Dallas, net absorption is expected to surpass deliveries as the recent robust development phase slows down. We do not anticipate developers kicking off additional speculative projects over the next several quarters, thus allowing strong leasing activity and absorption to remove existing buildings from vacant inventory. We will likely see developers continue to prepare pad-ready sites to compete on build-to-suit requirements with quick timing. Speculative construction starts will be delayed until leasing activity diminishes the amount of existing available space.
