FORECAST Both the Garland and Mesquite submarkets will see an increase in construction deliveries throughout the second half of the year. Over the next nine months, Mesquite will add to its inventory with new supply of about 2.3 MSF, the most it has seen in over ten years. About 1.4 MSF of this new supply in the pipeline is speculative product, 33% of which is pre-leased. Garland should see a slight uptick in vacancy with over 1 MSF delivering by year-end, none of which has been pre-leased.
