PROJECT MANAGEMENT

1. Please provide a list of services your firm can provide as it relates to the project management of an upfit project (manpower, overall PM, construction PM). C&W’s Project & Development Services (“PDS”) group is here to provide expert project management and seamlessly integrate with the Team. We will be aligned with your real estate strategy to achieve the real estate objectives set forth by NMRS. Our Project Management Team will employ a single point of contact model with NMRS, utilizing on-the-ground support from a local project manager. Our Team has successfully utilized this model with other law firm portfolios of this nature, and therefore propose to do the same for the NMRS portfolio, utilizing the strategy outlined below.

• Contract. We will negotiate the project team contracts that defines the scope of services, compensation, and each party’s responsibilities. • Definition of Project Goals and Objectives. We will develop project metrics and deliverables in accordance with NMRS’ key real estate decision business drivers. • Framework. We will contractually weave all onsite contractors together for efficiency and to eliminate additional costs due to lack of coordination. • Design Management. We will review all consultants’ design documents to ensure high quality and develop comprehensive request for proposals and detailed lists of deliverables. • Onsite Control. We will design the project schedule and logistics plan to facilitate control and monitoring of onsite activities, setting guidelines for security, safety, material delivery, site cleanliness, and work quality. • Value Engineering. We will encourage the development of alternate details within construction documents to understand the value of specific design items. We will discourage single-source material suppliers for items, such as light fixtures and carpeting, without competitive national agreements. Our reviews regularly uncover opportunities to reduce costs or avoid lead-time delays, allowing C&W to propose lower cost substitutions to the Firm that meet long-term maintenance and durability requirements. • Scope of Work. We will review construction bids to confirm: » » Bids include accurate scope of work » » Time frame in which work is to be completed » » Including building rules and regulations We also will assure all property managers, contractors, subcontractors, and vendors understand NMRS’ requirements and expectations.

C&W’s in-house project management specialists will coordinate the activities of all third-party experts from project inception to move in, including project team selection, budget development, design management, solicitation of bids, and construction and FF&E management.

Our C&W Project Management Team offers the full platform of services that will enable NMRS to clearly understand the qualitative and quantitative implications and evaluation of all aspects of each real estate transaction. Early on, schedules, budgets, and pro and con analysis of all options will be developed with the Core Team to make sure decisions can be made with the confidence that there will be no surprises at the end of the transaction and throughout the implementation of the selected opportunity.
