Cushman & Wakefield – Nelson Mullins RFP Response

TENANT REPRESENTATION

1. Who will be the primary contact for all transaction related activities?

C&W’S ALLIANCE PARTNER PROGRAM AND PREFERRED PROVIDERS C&W’s global strategy includes having a physical presence in all major markets through our owned offices, and to service our clients in the other markets through our Alliance Partner Program and Preferred Provider relationships. When combined with our corporate office presence, these strategic alliances enable us to deliver best-in-class service to our clients virtually anywhere in the world. NMRS should have total confidence that C&W has painstakingly vetted the firms participating in our Alliance Partner Program to ensure that each is a market leader in its respective city. Each of our Alliance Partners has been carefully selected for its dominant market presence, house LSAG members, have superior expertise, exceptional reputation, and extensive network contacts. Very often our Alliance Partners are the #1 real estate providers in their respective markets. Once selected, Alliance Partners are contractually obligated to adhere to our processes, systems, and governance to ensure that C&W’s clients receive completely seamless service. No matter the location, NMRS can expect the highest level of client services, including consistency of work products, project management, financial analysis, request for proposals (RFPs), etc. In addition to our Alliance Partner Program, C&W works closely with Preferred Providers in select markets in order to best serve our clients. These Preferred Providers have developed lasting relationships with C&W and have a strong reputation in their respective markets, similar to our Alliance Partner Program.

John Christenbury will be the primary contact for all transaction related activities and will work closely with Zach McLaren and Keith Bell. John will serve as the primary point of contact for all of the Firm’s real estate needs in all locations throughout the Firm’s portfolio and will be the one who calls upon any and all appropriate resources within C&W to meet NMRS’ needs. 2. Please describe how you handle out of market transactions? C&W has the geographical presence, either through a C&W office, our Alliance Partner Program, or a Preferred Provider relationship (described in further detail below) in each of the cities in which NMRS currently has an office, with many more locations in operation in the event the Firm continues to expand into new markets. Given the makeup of NMRS’ portfolio, we have selected “Market Champions” to serve as the local lead for each city the Firm has a location, as noted in the Team organizational chart on page 14. Each Market Champion is a senior member of LSAG and was carefully chosen based on their law firm and multi-market portfolio experience. Each Market Champion has a minimum of 15 years of experience (and in many cases 20+) and exclusively represents tenants with a specialty in the legal sector. It is important to note that the Core Team will lead each transaction and will partner with the Market Champions to assure consistency of work product, from RFP’s and analytics to overall strategy for the portfolio including office standards, designs, square footage ratios, and the key metrics and goals that were developed early on and ideally implemented for all office locations. In no case will a transaction ever be handed off to a local market or will a junior level advisor be involved on a transaction.
