Re: XYZ Law Firm: 5 Year Capital Plan Per our call on April 12, 2018, outlined below are the proposed changes made by Cushman & Wakefield to the 5 year capital plan and budget for XYZ Law Firm. We have made such recommended changes to your document as attached and noted below.

Austin (Relocation) • Construction: base contract increased to $115.00 from the original $105.45 (1.01)

• Technology we typically see anywhere between $8.00 - $20.00 (4.00) • Recommend escalating numbers slightly if buildout occurs after 2019 • Estimates TI Allowance would be between $50.00 - $60.00 rather than the original $70.00 for budgeting purposes. $70.00 may be achievable on a long term deal in a high end building. Boston (Relocation) • Construction: base contract lowered to $90.00 from the original $100.00 (1.01) • Architect: basic services including furniture lowered to $5.00 from the original $6.00 (2.01) • Move: main office was lowered to $3.00 from the original $3.50 (5.01)

Baltimore (Renovation in Place) • Construction: base contract estimated at $100.00 (1.01)

• Architects: basic services including furniture estimated at $7.00 (2.01) • Other Consultants: PM, lighting, acoustical, etc. estimated at $5.00 (2.03) • Construction: communications cabling is estimated at $3.00 (2.04) • MEP Engineer is estimated at $2.00 (2.02) • Estimated TI Allowance is $50.00 • Furniture, Fixtures & Equipment (FF&E) is estimated at $25.00 (3.01)

• Audio Visual Equipment is estimated at $10.00 (4.09) • Security System: card readers is estimated at $1.50 (4.10) • Move: main office is estimated at $3.50 (5.01)

Denver (Relocation) • Construction: base contract is estimated at $120.00 for high end law firms, $105.00 for standard law firms, and $90.00 is estimated for low end law firms (1.01) • Construction: communications cabling increased to $3.50 from the original $2.50 (2.04) • MEP Engineer increased to $2.50 from the original $1.50 (2.02)

Dallas (Relocation) • Construction: base contract estimated at $100.00 (1.01)
