We will work with NMRS to determine key metrics to include for analysis. C&W’s proprietary Occupancy Cost and Efficiency Matrix will be a guide for NMRS to determine what benchmarking metrics are most important to the Firm. Please see Exhibit D for an example of an “Sample Occupancy Cost and Efficiency Matrix” that we will create for NMRS. The Core Team will also collaborate with C&W’s Global Research professionals, who work full time tracking key market fundamentals. From this data, we prepare real estate trends and forecasts, benchmarking and peer group studies in support of the Firm’s activities. Our Research team has forecasting models and expertise to analyze current conditions and present the market indicators and variables. Our professionals also forge relationships with third party providers of market intelligence, including demographic, economic, property, capital market, tax and related data, to enhance our financial analysis where appropriate. In addition, and as required, C&W will assist NMRS in developing, updating, and managing a five-year capital budget for the real estate portfolio by providing cost estimates for potential construction, professional fees, furniture, and moving expenses, for each location. C&W will engage our local LSAG project managers and contractors (if needed) to update, market by market, potential costs to the firm which will assist the firm in annual budgeting. An example of a five-year strategic capital plan can be found in Exhibit E “Sample Five-Year Strategic Capital Plan”. In terms of new leases, C&W will customize a financial analysis for each of the spaces that NMRS is considering and create a dashboard that allows NMRS to see the financial implications of each lease option based on the lease terms for each space. Please see Exhibit F “Sample Law Firm Financial Analysis” for an example of what we would create for the Firm.

These recommendations will prioritize enhancement opportunities across any of the six categories of services that can provide direct and meaningful improvement to the employee experience and support your efforts to improve attorney engagement.

FINANCIAL ANALYSIS Provided at no cost to the firm The Core Team will collaborate with C&W’s Financial Analysis and Advisory professionals to analyze real estate strategies and specific transactions from an economic perspective. A proprietary, customized financial model is developed for each client, with client input, providing a user-decision tool to quantify the costs associated with various alternatives. The model is continuously audited and improved in order to exceed client expectations and address changes in the market. Jeremy Rood, Senior Financial Analyst, will serve as the Financial Consultant on the NMRS Team and will provide detailed financial modelling and planning for the Firm. Jeremy specializes in law firms and currently works on three law firm portfolio accounts for C&W.
