TENANT REPRESENTATION

WORKPLACE STRATEGY/VISIONING AND ATTORNEY SURVEYS FEE: $75,000 (WAIVED) C&W will provide a baseline portfolio strategy review, all Vision Sessions, Attorney Surveys and Workplace Strategy to NMRS. C&W will also provide bi-annual strategy updates through a thorough review of the portfolio and updated documentation of all leases including cash flow analysis, per professional/ attorney costs per location and portfolio wide, and overall review of key business and financial factors related to the portfolio and active/pending transactions. C&W will provide financial consulting services including a financial outline of each location in NMRS’ portfolio. The information will include a full cash flow analysis for the term of the lease that will identify the detail of each of the costs as well as the current per professional/attorney annual seat costs and on a per professional/attorney square foot ratio basis, as well as cost details for vacant seats. This information will also be merged into a firm-wide analytical model so NMRS can easily track office- by-office costs, as well as overall portfolio costs. As individual transactions occur, a detailed financial model will be created for each location which costs shall be included in the commissions earned by C&W – so no additional costs will be charged to NMRS for ongoing transaction financial analysis. The Core Team will work closely with NMRS up front to review the proposed financial model and will customize such model to meet any specific fields of information that the Firm would like to integrate into all analysis.
