services for NMRS, and as a courtesy and further investment in the important relationship between our two firms, C&W will waive the entire fee for these services to NMRS. This total value of Start-Up Services includes three years of Lease Management and Administration Maintenance valued at $15,000 per year. In addition to these maintenance fees, C&W will also absorb all ongoing Annual Portfolio Review and Opportunity Identification fees, contemplated to be approximately $22,500 per year based on our assumptions of the current portfolio size and services, at no cost to NMRS. Please see question 10 under the “Tenant Representation” section for more detail. 4. Please describe the level of security of our firm’s lease data. We may require some IT representation or additional questioning. If you are managing other firms on the same system, how do you ensure the data is not cross contaminated? CoStar REM is both SOC I and SOC II compliant with pen testing. We have an in-house security team that would be more than happy to provide NMRS with any documentation or audit information that you would require. The Firm’s data would be in its own database. 5. Where will the lease administration team be seated? C&W plans to leverage our Portfolio Services Center (PSC) located in St. Louis to deliver the lease administration services. Can your team perform annual lease audits/review of annual rent escalations? What experience does the team have in performing these audits for legal firms? And how will you charge your fees? Lease Audit is one of the core services offered by C&W’s Portfolio Administration platform. We proficiently and successfully execute portfolio-wide invoice review and lease audit programs for our law firm clients. We also offer NMRS great flexibility by accepting individual audit assignments. Full Lease Audits are performed by our internal audit specialists, or in conjunction with our audit partner when necessary. Our Audit & Recovery Team can review NMRS’ portfolio metrics and select locations for audit based on criteria such as square footage, vacancy, annual expense amount, and lease term.
