As a result, we expect to see rates in the submarket reach record highs as GSW continues its shift from a value market to a premium market. Speculative developments in the submarket will likely begin to taper for the remainder of the cycle due to land scarcity, although we may start to see creative developers getting aggressive with redevelopments.
