STRATEGY 3: EQUITY PARTICIPATION There are multiple landlords with vacant buildings that are underwater on their financing structure. We could evaluate multiple equity structures whereby B&M could participate in the value your lease would bring to an asset that may otherwise go back to the lender. This could be accomplished through a lease with an equity participation upon a sale, B&M purchases the building and then structure a sale/leaseback, or B&M purchases the building and structures a synthetic lease. There are multiple capital structures that we could execute that all have a common purpose of capturing the value of B&M’s lease and credit profile. This strategy cold be deployed with your current landlord, 333 Inverness, 10002 Park Meadows Drive, 327 Inverness, 9555 S Maroon, and probably just about any building where B&M would occupy the majority of the property.

STRATEGY 4: FLIGHT TO QUALITY WITH REDUCED FOOTPRINT

We can focus on the lowest rate (subleases) or options where we can extract the most value (equity participation), but is the cheapest deal the best long-term solution for B&M to recruit and retain the best talent in Denver? Would it be a better strategy to get more efficient with your space and allow a flexible work schedule that would reduce your seat count through hoteling, but relocate to a higher quality building that can attract talent away from your competitors? The flight to quality while reducing your footprint has definitely been a common trend for professional services companies coming out of COVID. Despite having a short timeline to make a decision, I think it will be imperative for B&M leadership to give serious consideration to what will drive the best talent back into the office and away from your competitors. This strategy could be deployed at the newer developments adjacent to the light rail stations in the southeast corridor where you have newer building and walkable amenities (i.e. Belleview Station & Village Center Station).
