• Emergency lighting inspections and testing • Emergency generator monthly, semi-annual, and annual inspection and testing

o When testing, initiate a load onto the emergency generator via Automatic Transfer Switch (ATS) o ATS should be tested monthly to comply with NFPA 110 Section 6-4.5 and 110 Section 8.4.5 • Elevator system related testing and inspections including: weekly emergency phone, weekly bell test, Phase I and Phase II monthly testing; Elevator testing procedures and logs will be used to document this testing as required by code o Firemen’s Service Testing Instructions o Firemen’s Service Testing Log • All deficiencies identified in the testing reports should be addressed and the repairs documented as required by the NFPA and AHJ. Records will be kept in the fire alarm service and Preventive Maintenance binder 11.4.2: Test & Inspection Procedures Site-specific testing and maintenance procedures for the fire and life safety systems are critical to the proper functional testing of the system at each facility. This testing is completed to ensure that all fire and life safety systems, and associated equipment, are functioning as intended and are in compliance with NFPA, local codes, ownership requirements, and manufacturers’ standards and specifications. • Site-specific testing and inspection procedures shall be written for each piece of life safety equipment or system tested and included in the contractor’s scope of work where applicable. • Emergency generator testing/inspection procedure and logs are implemented to document this testing o Emergency Generator Test Log o Emergency Generator Inspection Procedures o Code Requirement No. 8.4.2.3 • Fan Systems, including AHU shutdown, smoke evacuation, stairwell pressurization, etc. should be tested and included in the ve ndor’s scope for the functional testing of these systems o Fan Systems – Damper Inspection & Maintenance • Sprinkler system valve inspection routines will be made part of this program and documented • Testing should be completed with a member of the engineering staff where applicable to ensure work is being completed and documented properly 11.4.3: Impairment Procedures Every time fire detection/notification and suppression systems are taken out of service for repair, maintenance, or testing, an impairment procedure must be administered to minimize the risk during this time. It is necessary to minimize the duration and scope of any impairment and provide an alternate protection system. Smoke initiating devices and fire suppression systems cannot be out of service at the same time. If a fire protection or notification system is to be impaired, an impairment procedure must be administered, logs maintained, and retained at the fire alarm panel. • Impairment log • Site-specific impairment procedures must be developed and used by the property team every time system impairments are active at the property o Notification of proper personnel and team members should include property management and security staff, engineering team members, local fire department, fire alarm monitoring company, and the property’s insurance c arrier, if necessary *Also refer to the underwriter of the properties insurance policy for any additional requirements specific to the property/site that may be required.
