11.4: Fire & Life Safety A service and inspection plan for the protection of the building, its occupants, and staff should be implemented in accordance with all applicable National Fire Protection Association (NFPA) codes and other national and local ordinances, including but not limited to: • NFPA 25: Standard for the Inspection, Testing, and Maintenance of Water-Based Fire Protection • NFPA 72: National Fire Alarm and Signaling Code • NFPA 99: Health Care Facilities Code • NFPA 101: Life Safety Code • NFPA 10: Standard for Portable Fire Extinguishers Manufacturer recommendations and applicable local codes, insurance company requirements, and client requirements should be understood to minimize danger to life from the effects of fire, smoke, heat, and toxic gases created during a fire. 11.4.1: Annual/Monthly/Weekly Inspections, Testing & Maintenance Requirements All required testing and inspection of fire and life safety systems should be scheduled and tracked at the frequencies required by code using the property’s Computerized Maintenance Management System (CMMS). The property will contract with a qualified, licensed fire and life safety system testing contractor for all testing, inspections, and maintenance work on fire protection systems. If the property does not have a CMMS program available, a spreadsheet, Outlook calendar, or other tool should be used to track all work on the fire protection system. A hard copy of all fire and life safety system testing records should be maintained along with electronic copies for a minimum of 24-months. A copy of the testing records will also be maintained in the fire control room. In the event there is no fire control room, signage shall be placed in a conspicuous location at the main fire alarm panel to identify where testing records are maintained. These testing and inspection events include but are not limited to: • Fire alarm system testing, inspection, and certification of the fire detection and notification system, including smoke/heat detectors, pull stations, flow switches, audio/visual devices, etc. • All building/equipment related functions will be tested and documented during the fire and life safety system testing o Examples include: AHU shutdown, smoke evacuation systems, stairwell door lock functions, automatic fire door operation, etc. • Fire pump and sprinkler system inspection and testing, including fire pump churn testing, flow switch testing, dry system testing and sprinkler system inspections as required by code, insurance requirements, and/or Authority Having Jurisdiction (AHJ) • Fire Pump Run Test We recommended setting up a free account on NFPA’s website for read-only access to all NFPA codes, along with information for purchasing codes books when required.

• Annual and monthly fire extinguisher inspections • Fire Marshall inspections, visits, and reports • Building/tenant safety warden meetings and fire drills • Emergency exits and evacuation routes
