DESCRIPTION C&W Services provides integrated facilities management to JTC’s properties, deploying over 28 skilled and experienced personnel onsite to oversee and manage the operations and maintenance of the facilities, provide efficient customer service to their tenants and users and maintain a high key performance indicator (85%) and user satisfaction score (92% in Year 1) as evidence of our quality services. SCOPE OF SERVICES • 24x7 operations, helpdesk services and car park management • Fire safety, workplace health & safety and security management • General and façade cleaning, waste removal and recycling • Mechanical and electrical services maintenance and management o Licensing and certifications, ACMV, water treatment program, water and sump pump, fire alarm and protection systems, dock levellers, ELV system, BMS, DECAMS, energy management system o Managed services (JTC contractors): Car park operators and lifts (Schindler, Mitusbishi, Chevailer & Swee Hin) • Sanitary and plumbing maintenance o Cleaning of sanitary and drainage system / grease trap, inspection of gully and floor traps / drainlines / potable water pipes / detection tank, maintenance of sanitary fittings, flushing systems, water tank, siphonic roof drainage system, flushing of pipelines, pumps, etc. • Structural repair works, gas installation inspections and façade inspections • Utilities monitoring and management, chilled water metering and billing (Ayer Rajah Crescent), utility audits and data compilation for NEA’s balance score card • Contractor and contracts administration and management • Events management support and coordination of resources and logistics • Management and maintenance of audio-video system and facilities booking (The Meeting Point LaunchPad @ one-north and Blk 20 Ayer Rajah Crescent) • Pest control management • Landscape maintenance
